Palm City and Palm River reflect Huong Viet Properties’ sustainable vision.

At this year’s awards in Ho Chi Minh City on July 30, Palm City was recognised as Best Luxury Urban Lifestyle Development Vietnam 2026, while Palm River received the Best Innovative Integrated Residence Vietnam 2026 award.

These recognitions underscore Huong Viet Properties’ long-term development strategy of building integrated urban communities through thoughtful master planning, people-centric design, and sustainable value creation.

Huong Viet Properties develops its projects with the vision of creating integrated living ecosystems, bringing together architecture, nature, lifestyle amenities, wellness facilities, and green building solutions into cohesive master-planned communities. The recognition of both Palm City and Palm River at the Dot Property Vietnam Awards 2026 further validates the company’s commitment to this development philosophy.

“Receiving these two awards at the Dot Property Vietnam Awards 2026 is a meaningful recognition of the development direction that Huong Viet Properties has consistently pursued,” said Nguyen Si Toan, the managing director of High-rise Real Estate Business Division, Huong Viet Properties.

“We believe the true value of a real estate development extends beyond its scale or architectural design. It lies in its ability to create a high-quality living environment where residents can connect with nature, enjoy comprehensive amenities, and experience sustainable value over the long term. These awards inspire us to continue investing in thoughtful planning, innovative design, and human-centric urban developments that enhance everyday living.”

Palm City – redefining resort-inspired urban living

According to the judging panel, Palm City distinguished itself through its ‘Urban Retreat in the City’ development concept, creating a balanced living environment that seamlessly combines the vibrancy of urban life with the tranquillity of nature.

Spanning 30.6 hectares, Palm City is master-planned as an integrated township comprising residential communities, commercial and office spaces, international schools, an international hospital, and approximately 3km of riverside parkland, forming a self-contained ecosystem designed for modern urban living.

Strategically located along the Ho Chi Minh City – Long Thanh – Dau Giay Expressway frontage road, Palm City offers convenient access to the Thu Thiem International Financial Centre, downtown Ho Chi Minh City, Long Thanh International Airport, and key infrastructure projects, including the Thu Thiem – Long Thanh Metro Line, the An Phu Interchange, and Cat Lai Bridge. Its prime location and comprehensive master plan have established Palm City as one of the premier integrated townships in eastern Ho Chi Minh City.

One of the defining factors behind Palm City’s recognition is its ‘Sustainable Luxury’ philosophy, which promotes a harmonious balance between architecture, nature, and quality of life. Leveraging its prime riverside setting, the development maximises water frontage and expansive green spaces to create a healthier microclimate, mitigate the urban heat island effect, and deliver a more comfortable living environment for residents.

Palm City also features more than 100 on-site lifestyle amenities, including international schools, an international hospital, retail and commercial facilities, sports and recreation areas, riverside parks, and vibrant community spaces.

According to the judging panel, Palm City’s ability to provide a comprehensive live–learn–work–play environment within a single integrated township sets it apart from conventional residential developments. This holistic approach reflects the evolving expectations of today’s homebuyers and aligns with global trends in premium urban living.

Palm River – an integrated residential concept shaping a new lifestyle standard

As the newest residential precinct within Palm City, Palm River has been developed under the Luxury Boutique Apartment concept, inspired by the vision of ‘Resort Living in the Heart of the City’.

Occupying a prime dual-riverfront location at the heart of the township, Palm River offers residents a tranquil nature-inspired environment while enjoying seamless access to the fully established infrastructure and comprehensive amenities of Palm City.

According to the awards organiser, Palm River stands out through its Biophilic Design philosophy, complemented by Wabi-Sabi-inspired interiors, creating living spaces that foster a closer connection with nature while embracing simplicity, balance, and wellbeing.

The development also incorporates more than 40 wellness and water-inspired amenities, including a Sky Onsen, Cold Plunge Therapy Pool, a 70-metre lap pool, infinity pool, private spa, Sky Yoga Deck, Sky Gym & Pilates studio, golf simulator, clubhouse, sky observation deck, and a collection of riverside relaxation spaces. Together, these facilities are thoughtfully designed to support the lifestyle aspirations of today’s wellness-conscious urban residents.

Palm River demonstrates a strong commitment to sustainability through the integration of green building solutions from the earliest planning stages. The project is pursuing EDGE certification, targeting a minimum 20 per cent reduction in energy, water, and embodied material consumption through high-performance glazing systems, insulated roofing, LED lighting, water-efficient sanitary fixtures, and environmentally responsible construction materials.

The development also incorporates a two-stage water filtration system with UV purification technology, low-emission E1-certified materials, and design strategies that optimise natural ventilation and daylight throughout each residence.

According to the judging panel, Palm River’s seamless integration of sustainable design, modern technology, and wellness-focused amenities represents an innovative residential model that embraces the future of sustainable urban living, earning it the Best Innovative Integrated Residence Vietnam 2026 title.

Advancing people-centric urban development

The two accolades at the Dot Property Vietnam Awards 2026 further reinforce Huong Viet Properties’ growing presence in Vietnam’s real estate market and reflect the company’s commitment to developing integrated urban communities that meet international standards.

Palm City and Palm River have been recognised as exemplary developments that embody the future of modern urban living, where architecture, nature, lifestyle amenities, and sustainability come together to create lasting value for residents while contributing positively to the evolution of Vietnam’s real estate landscape.

Looking ahead, Huong Viet Properties will continue to expand its project portfolio in line with its long-term development strategy, placing residents’ needs and experiences at the heart of every project. The company remains committed to continuously enhancing planning, design, development, and operational excellence to deliver sustainable value for communities and future generations.

4.5-km Boulevard Connecting Ho Chi Minh City and Tay Ninh Officially Opens to Traffic

Luong Hoa Binh Chanh Boulevard, connecting Luong Hoa Commune with Ho Chi Minh City, has officially opened to traffic, creating new momentum for the urban and industrial developments along the western gateway corridor.

The boulevard was jointly developed by Prodezi Long An and Tandoland with a total investment of approximately VND 1.25 trillion. Stretching nearly 4.5 kilometres with a planned width of 60 metres, the route stretches from Provincial Road 830 to the former Binh Chanh District boundary. Completed after more than two years of construction, the boulevard contributes to the improvement of the region’s transport infrastructure.

Speaking at the opening ceremony, Mr. Huynh Thien Quan, representative of Prodezi Long An JSC, described that the boulevard is a key piece of infrastructure that significantly reduces travel time between Luong Hoa and Ho Chi Minh City, as well as the country’s largest urban centre. As the regional connectivity is improved, the new route can enhance trade and business activities while driving industrial development and urban expansion

“The project enables the locality to better organise transportation, residential distribution, services, and production activities, thereby improving the quality of urban development and public services,” said Mr. Le Van Loc, Secretary of the Party Committee and Chairman of the People’s Council of Luong Hoa Commune.

Meanwhile, Mr. Nguyen Thai Binh, representative of Tandoland JSC, said the Luong Hoa – Binh Chanh Boulevard not only reduces travel time but also lays the foundation for a new growth hub at the western gateway of Ho Chi Minh City. According to him,the improvement enhances accessibility, attracts residents and businesses, and supports the appreciation of real estate value.

According to data from Batdongsan, apartment prices in the former Ben Luc area averaged around VND 35 million per square metre, while townhouses and villas were priced at approximately VND 40 million per square metre in the first quarter of the year. Compared to Ho Chi Minh City, these prices remain competitive, creating opportunities to support genuine housing demand while offering room for future growth in the western area of the city.

Along the boulevard, a number of urban and industrial developments with a total area of approximately 1,000 hectares are currently under development. Key projects include LA Home Eco-Urban Township (100 ha), Dragon Eden Industrial Township (nearly 150 ha), Prodezi Eco-Industrial Park (400 ha), and Tandoland Industrial Park (250 ha).

According to the developers, the completion of the boulevard will generate synergies for both residents and businesses by strengthening connectivity between these urban and industrial developments and Ho Chi Minh City. The route will also provide easier access to major transport infrastructure, including the Ben Luc – Long Thanh Expressway, Ring Road 3, Ring Road 4, and the Vo Van Kiet Boulevard extension.

Luong Hoa – Binh Chanh Boulevard is expected to accelerate the growth of Ho Chi Minh City's western urban corridor.
Luong Hoa – Binh Chanh Boulevard is expected to accelerate the growth of Ho Chi Minh City’s western urban corridor.

The new infrastructure is also expected to strengthen the area’s attractiveness for manufacturing and investment. With two industrial parks located along the route, businesses will benefit from shorter transportation times and increased logistics efficiency, while employees will enjoy more convenient travel between their workplaces and residential areas.

The improved connectivity is expected to create a mutually supportive ecosystem. As the industrial parks become operational, demand for housing, commercial services, and supporting amenities is anticipated to rise. Conversely, such well-planned urban developments will help meet the housing needs of experts and workers. According to the leadership of Prodezi Long An, transport infrastructure has become an increasingly important consideration for businesses when selecting investment locations, particularly as the western area continues to emerge as a new destination for industrial investment.

At present, the projects along the boulevard are all under construction, with several infrastructure components and development phases scheduled for handover and operation within this year.

Representatives from both Prodezi Long An and Tandoland expressed their expectation that continued infrastructure development will provide further momentum for the region’s economic and urban growth. Investment in transport infrastructure, urban development, and industrial projects reflect the companies’ commitment to supporting local socio-economic development and contributing to Tay Ninh Province’s target of achieving double-digit growth.

Prior to joining Huong Viet Properties, Mr. Nguyen Khanh Toan held several senior leadership positions across major real estate and financial institutions:

  • Managing Director, Real Estate Division – Trung Nam Group (2022 – 2026)
  • Acting General Director – CFLD (2016 – 2021)
  • Director of Strategy – Techcombank (Masterise) (2014 – 2016)
  • Director of Research & Consultancy – Savills Vietnam (2010 – 2014)

We wish him great health, a seamless transition, and outstanding success in his new role at Huong Viet Properties!

Huong Viet Properties strengthens integrated real estate vision

Real estate developer Huong Viet Properties is building a sustainable growth platform combining development expertise, operational excellence, and long-term value. Nguyen Si Toan, managing director of High-rise Real Estate Business Division, spoke with VIR’s Bich Ngoc about the company’s strategies and competitive advantages.

What do you see as the key drivers shaping Vietnam’s high-rise residential market in the years ahead?

Looking at the broader picture, Vietnam’s high-rise residential market, particularly in Ho Chi Minh City, is entering a new growth cycle driven by three fundamental factors: infrastructure development, constantly changing homebuyer preferences, and theconsolidation of property developers.

Mr. Nguyen Sy Toan
Mr. Nguyen Si Toan, managing director of High-rise Real Estate Business Division at Huong Viet Properties

Between 2026 and 2030, we will see a series of major infrastructure projects becoming operational on completion, including the An Phu Interchange, metro lines, ring roads, and transport links to Long Thanh International Airport. History has consistently shownthat infrastructure serves as a powerful driver for influencingproperty values and redefining market dynamics.

At the same time, homebuyers are increasingly shifting their preferencetowards real value as the era of purely speculative investment is fading. Today’s buyers make purchasing decisions based on the overall living experience, including legal transparency, the quality of the living environment, and integrated amenities.

Finally, the market is undergoing natural consolidation among developers. Those with strong financial capabilities and proven execution capacity will emerge as market leaders. More importantly, buyer confidence, which has been eroded in recent years, will gradually be restored by developers that consistently deliver on their commitments.

Could you elaborate on Huong Viet Properties’ strategic direction for the high-rise residential segment?

Huong Viet Properties positions itself as an integrated real estate developer with a long-term vision, built on three complementary pillars: residential, commercial, and industrial real estate.

In the high-rise residential segment, our strategy is not to pursue scale, but rather to focus on selective, value-driven development. We remain committed to acquiring clean land in locations that combine three key advantages: proximity to the city centre, waterfront settings, and major transport corridors.

Our developments are positioned within the premium segment and distinguished by their unique characteristics. Rather than targeting the mass market, we focus on discerning homebuyers who place a high value on quality living, refined aesthetics, and an elevated residential experience.

At the heart of Huong Viet Properties’ philosophy is the creation of enduring value. We aim to deliver projects thatprovide exceptional living environments andoffer sustainable long-term capital appreciation for our customers.

The launch of the Palm River precinct is expected in 2026. What role will it play in the overall development strategy of Palm City as well as Huong Viet Properties’ investment portfolio?

Palm River carries dual strategic significance. Not only does it complete the Palm City township, but it also serves as a strong testament to Huong Viet Properties’ development capabilities and long-term vision.

Within Palm City, Palm River is a pivotal precinct that opens the next chapter in the development of the more than 30-hectare integrated township. Scheduled for launch in 2026, it will immediately benefit from the established community at Palm Heights and Palm Residence, while also capitalising on the steady completion of surrounding infrastructure as planned.

For Huong Viet Properties, Palm River is a clear demonstration of our execution capability and strategic commitment to eastern Ho Chi Minh City. Together with key developments such as The Hallmark, The West, Prodezi, and LA Home, Palm River further strengthens our premium project portfolio and reinforces our ambition to become a trusted new force in Vietnam’s real estate market.

Palm City – Urban Retreat in the City

What are the key changes in Palm City’s repositioning and upgrading strategy to enhance value for the market?

The most fundamental transformation of Palm City under Huong Viet Properties’ stewardship is its evolution into an “Urban Retreat in the City”, a resort-inspired urban community at the heart of Ho Chi Minh City.

Rather than maximising saleable space, we have redefined the master plan to create a more balanced living environment by integrating waterways, green spaces, and open public areas into residents’ daily lives. A comprehensive ecosystem of amenities, including an international school, healthcare facilities, retail and commercial spaces, and notably, a nearly three-kilometre riverside park, and world-class amenities. Ultimately, these projects are distinguished by their inherent scarcity.

Our vision is to create a destination where residents can enjoy the tranquillity and lifestyle of a premium resort while remaining in the heart of southern Vietnam’s most dynamic economic centre.

How do you see homebuyer demand evolving in the high-rise residential segment, and how will Huong Viet Properties adapt to meet these changing preferences?

From a high-rise residential developer perspective, I have observed an obvious shift in buyer preferences. Today’s homebuyers are no longer persuaded solely by location or price, but they are looking for a living environment and an integrated lifestyle ecosystem. They are increasingly willing to pay a premium for projects that offer lower residential density development, river views, and world-class amenities. Ultimately, these projects are distinguished by their inherent scarcity..

Therefore, Palm River has been conceived around three core principles from the very beginning: low-density planning, product diversity, and a premium living experience.

We have maintained a residential building footprint of only around 21 per cent, allowing most of the site to be dedicated to landscaping, amenities, and unobstructed views. The project offers a diverse range of residences, from compact units of just over 33 sq.m to penthouses and sky villas exceeding 300 sq.m, catering to everyone from young professionals to multi-generational families.

Most importantly, every unit has been designed to maximise views of the Giong Ong To River while offering an exclusive collection of resort-inspired amenities, including a Sky Onsen, Cold Plunge pools, an infinity pool, a 70-metre lap pool, and hydrotherapy pools. Together, these features create a daily holistic wellness experience that allows residents to rejuvenate without leaving home, an increasingly important expectation among today’s affluent homebuyers.

The issuance of the IRC for the Be Milk Project in Brussels not only represents a major milestone in the project’s development journey but also underscores the growing confidence of European investors in Tay Ninh’s investment environment. With an investment scale of over USD 100 million, the project stands as a tangible example of the positive outcomes generated by the EU–Vietnam Free Trade Agreement (EVFTA), further strengthening economic, trade, and investment cooperation between Vietnam and European partners.

Speaking during the conference, Mr. Philippe Phan Van Ho, Chief Executive Officer of Swiss Asia Partner SA, highly valued Tay Ninh’s strategic advantages, particularly its favorable location, continuously improving infrastructure network, and increasingly business-friendly investment environment. He noted that as sustainability becomes a key criterion in global investment decisions, Tay Ninh’s commitment to eco-industrial park development will further enhance its attractiveness to environmentally responsible, technology-driven, and high-value manufacturing projects.

Representatives of Prodezi, Swiss Asia Partner SA, and delegates at the conference.

Earlier, on June 9, 2026, the Tay Ninh Provincial People’s Committee officially approved the adjustment of Prodezi Industrial Park’s investment policy toward the Eco-Industrial Park model. This strategic transformation reflects global trends in circular economy development, decarbonization, and ESG integration – factors that are becoming increasingly critical across international supply chains.

The integrated service ecosystem at Prodezi Industrial Park.

Located in Luong Hoa Commune and strategically connected to Ho Chi Minh City, the Southeast Economic Region, the Mekong Delta, and major international trade corridors, Prodezi Industrial Park is well-positioned to attract advanced manufacturing industries, green production facilities, and investment projects with stringent sustainability requirements.

Through the continuous enhancement of infrastructure, investor support services, and industrial symbiosis solutions, Prodezi remains committed to partnering with Tay Ninh Province in attracting high-quality investment flows, fostering sustainable economic development, strengthening regional competitiveness, and reinforcing Vietnam’s role within global value chains.

Prodezi Long An is committed to continuing its partnership with Tay Ninh Province in attracting high-quality investment capital.

Prodezi joins AUSCHAM in exploring new investment opportunities in the Mekong delta

On June 16, Prodezi was honored to welcome a business delegation from Australian Chamber of Commerce in Vietnam (Auscham), together with Mr. Kayzad Namdarian, Economic Consul of the Australian Consulate General in Ho Chi Minh City, as part of the Mekong Delta Investment Tour 2026 – a program designed to provide international businesses with deeper exposure to emerging investment opportunities across the Mekong Delta region.

As global supply chains continue to evolve, Vietnam is increasingly positioned as a strategic destination for the next generation of international investors. At the same time, expectations surrounding industrial real estate are shifting significantly. Today, businesses are no longer looking solely for a manufacturing location, but for operating environments that can support stable growth, efficient operations and alignment with global development standards.

This is also the challenge Prodezi is addressing through the development of an industrial park based on the principles of industrial symbiosis, where technical infrastructure, environmental solutions and circular economy thinking are embedded from the earliest stages of planning. Alongside this vision, LA Home is being developed as an important component that complements the broader ecosystem, supporting not only industrial operations but also the long-term living needs of professionals and future workforce communities.

We highly value initiatives such as the AusCham Investment Tour, as these programs do more than create access points for international businesses to better understand the Vietnamese market. They also foster meaningful dialogue between the evolving expectations of global investors and the emerging growth potential of regions undergoing significant transformation, such as the Mekong Delta.

At Prodezi, we look forward to continuing our journey alongside the international business community in shaping the next generation of industrial development models for Vietnam.

This milestone gains further significance as the Tay Ninh Provincial People’s Committee recently issued Decision No. 10011/QD-UBND, officially approving the transition of Prodezi from a conventional industrial park into an eco-industrial park. The decision provides a strong regulatory foundation for accelerating Prodezi’s vision of developing a circular and symbiotic industrial ecosystem.

Guided by this vision, Prodezi is steadily building an industrial environment where economic growth and environmental stewardship advance together. By optimizing resource utilization, promoting industrial symbiosis, and enhancing operational efficiency, Prodezi aims to support investors in meeting increasingly stringent ESG requirements while advancing their long-term Net-Zero ambitions.

This recognition further strengthens Prodezi’s position as a strategic infrastructure partner committed to delivering future-ready industrial solutions that align with international sustainability standards and contribute to Vietnam’s long-term economic prosperity.
