Prodezi Long An JSC honored as “Green Industrial Real Estate Developer 2025″

Prodezi Long An JSC won the “Industrial Real Estate Developer with Green Transformation Strategies 2025” award at Vietnam Industrial Property Forum (VIPF 2025).

At the 5th Vietnam Industrial Property Forum (VIPF 2025), co-hosted by the Investment & Finance Newspaper and the Vietnam Industrial Real Estate Association (VIREA), Prodezi Long An JSC (Prodezi) was honored with the title “Industrial Real Estate Developer with Green Transformation Strategies 2025.”

The prestigious accolade, presented under the VIPF Green Future Awards, recognizes Prodezi’s clear investment vision and unwavering commitment to developing eco-oriented industrial models. The award reaffirms the company’s dedication to advancing green infrastructure, enabling smart operations, and contributing to Vietnam’s transition toward a circular and sustainable industrial economy.

Truong Khac Nguyen Minh, Deputy CEO of Prodezi Long An, said: “This award serves as a meaningful encouragement in our ongoing journey toward sustainable development. Our vision is to pioneer an eco-oriented industrial park where modern infrastructure is seamlessly integrated with high sustainability standards. This reflects not only Prodezi’s commitment to our investors but also our broader responsibility to the community, contributing to a prosperous and sustainable future for all.”

According to Mr. Minh, industrial parks of the new generation must go beyond land value and focus on creating ecosystems that empower sustainable investor growth, combining environmental stewardship, innovation, and operational excellence.

The strategy is being actively realized through Prodezi Industrial Park – a 400-hectare development in Ben Luc, Tay Ninh – envisioned as an eco-integrated industrial hub founded on three strategic pillars. These include smart, green, and circular infrastructure aligned with ESG standards and industrial symbiosis; comprehensive investor support that streamlines legal procedures while ensuring access to workforce, logistics, and social amenities; and sustainable production spaces that connect value chains and foster long-term business growth.

In full compliance with Decree No.35/2022/NĐ-CP on eco-industrial zones, Prodezi upholds rigorous green standards, dedicating at least 25% of its total area to greenery and water surfaces, ensuring Grade A wastewater treatment with a 25% reuse target, and sourcing 20% of its total energy consumption from renewable resources. The park also promotes industrial symbiosis among its tenants, encouraging collaboration and circular production practices. A standout example of this commitment is Prodezi’s partnership with Chitose Group (Japan) and TA Vital, which leverages advanced biotechnology to convert industrial sludge into organic fertilizer, a pioneering initiative that reduces chemical dependency, conserves natural resources, and significantly lowers CO₂ emissions.

In parallel, Prodezi is developing a comprehensive “One-Stop Service” ecosystem to support investors from setup to operation. By combining green infrastructure, circular technology, and flexible service models, Prodezi has established its own Green Specs standard for factory buildings – ensuring readiness for high-tech industries such as semiconductors and electronics, while aligning with global sustainability requirements including ESG and CBAM. These integrated advantages position Prodezi as a prime destination for high-quality FDI and a model for Vietnam’s next-generation industrial development.

Through a well-structured investment strategy in eco-oriented industrial development – recognized at VIPF 2025 – Prodezi reaffirms its pioneering role in building a green, smart, and integrated industrial ecosystem. This strategy not only reinforces the company’s leadership in sustainable industrial real estate but also connects corporate growth with environmental and social responsibility – contributing to the foundation of a truly sustainable future for Vietnam’s industrial economy.

Through the foundations we build today, we aspire to cultivate thriving communities where opportunities are created, shared, and sustained for both present and future generations.

LA Home – a dream urban living area

The LA Home eco-township and its flagship River Park subdivision have emerged as a golden location with transparent legal status, complete amenities, and a sustainable living standard in the heart of a dynamic development centre.

As land in core urban areas becomes increasingly limited and transport infrastructure improves, the western region of Ho Chi Minh City, especially Long An province, is rising as a new growth engine, unlocking vast potential for industrial and urban expansion.

As of May, Long An has attracted 69 new projects, an 89 per cent increase on-year, including 53 foreign-invested projects (up 51 per cent), bringing the total to over 2,050 projects. Among those are more than 1,070 foreign-led projects with total investment exceeding $7.3 billion. This reflects a quantitative surge and a qualitative transformation in the region’s industrial sector.

Beyond attracting capital, Long An is shifting its development model from traditional industrial parks (IPs) to eco-industrial zones, high-tech parks, and logistics hubs. The province has approved the Long An Economic Zone Master Plan, covering 12,900 hectares in Can Giuoc and Can Duoc districts, aiming to become a regional trade and innovation hub. At the same time, industrial infrastructure is being expanded with 37 IPs established, 26 of which are investment-ready, and over 700ha of clean land awaiting development.

With clear development orientation, increasing capital absorption capacity, and a strategic position at the gateway between Ho Chi Minh City and the Mekong Delta, Long An is fast becoming a central logistics hub. The ongoing administrative boundary merger continues to create fresh momentum, transitioning the area into a new-generation industrial and logistics hub.

However, to attract high-quality and sustainable investment flows, Long An must concurrently address major challenges, including environmental, social, and governance (ESG) compliance, infrastructure, support ecosystems, and especially residential space for a rapidly growing workforce.

Adjacent to the LA Home eco-township lies the 400ha Prodezi Eco-centric Industrial Park, one of the region’s first large-scale eco-industrial zones, designed and constructed to meet both Vietnamese and international ecological standards.

It prioritises renewable energy use, advanced wastewater treatment technology, and the circular economy model throughout its industrial production chain.

Prodezi is developing a sustainable, integrated urban-industrial ecological model, including the LA Home eco-township and the Prodezi Eco-centric Industrial Park

The investor, Prodezi, has partnered with Chitose Group, one of Japan’s leading technology firms specialising in advanced wastewater treatment, to convert wastewater and sludge into water and organic fertiliser, meeting safety standards for use in landscapes and organic farms throughout the complex.

With its sustainable green development strategy, the Prodezi Industrial Park is evolving into a modern industrial zone and a sustainable ecosystem where business and the environment coexist in harmony.

This redefines the industrial landscape of west Ho Chi Minh City, attracting high-quality investments and facilitating the emergence of a new residential community with a clear expectation for a modern, comfortable living environment supported by robust infrastructure.

Catching the rising demand for quality housing in the western region of Ho Chi Minh City, Prodezi and developer Huong Viet Holdings launched the 100ha LA Home eco-township in 2024. Following the success of the first phase, LA Sol, River Park subdivision has been officially introduced to the market.

River Park benefits from a “stream of opportunities” thanks to its prime frontage along Luong Hoa – Binh Chanh Boulevard, connecting to Ho Chi Minh City in just five minutes. As a gateway between Ho Chi Minh City and the southwest, River Park enjoys connectivity advantages from major infrastructure such as the Trung Luong Expressway, Ben Luc-Long Thanh Expressway, and ring roads 3 and 4.

Located across from the Prodezi Eco-centric Industrial Park and adjacent to major IPs, River Park plays a central role in the industrial shift, leading the “stream of settlement” for experts, engineers, and skilled workers.

The “stream of knowledge” is nurtured through a network of high-quality educational amenities, including international-standard inter-level schools.

In addition, a comprehensive living ecosystem is already in place, featuring a 1ha sports centre in operation, commercial streets, parks, and community spaces. Existing facilities include an administrative centre, inter-level schools, and a medical hub.

Beyond comfort, River Park fosters a “green stream” with a 2.2ha central park, a natural landscaped canal system, and intelligently integrated green spaces, providing a refreshing living environment amid the region’s bustling industrial growth.

With transparent legal ownership and comprehensive, synchronised investment from LA Home, and with core infrastructure nearly complete, River Park offers a “stream of investment” with long-term profitability. It is emerging as an ideal settlement hub, unlocking a sustainable and prosperous future for west Ho Chi Minh City.
